Modular solutions in Dagenham

This month Leader of Barking and Dagenham Council, Cllr Darren Rodwell, Cllrs Sade Bright, Cabinet Member for Employment, Skills and Aspiration and Cameron Geddes, Cabinet Member for Regeneration and Social Housing visited our modular site in Dagenham to view a completed apartment, which is just one of 92 new homes we are constructing for the borough.
The properties are pre-fabricated off-site using top quality materials and methods before being delivered to the development in Cook Road, Dagenham.
William Jerram, Managing Director of Jerram Falkus said: “We are delighted to be working in partnership with Be First to deliver one of Barking and Dagenham’s first modular housing developments and it is making great progress.”
Councillor Darren Rodwell said: “The flat looks great and I am sure it will make a wonderful new home for local homeless families who may have been previously living in hostels, or expensive temporary accommodation, sometimes in or outside the borough. “These new homes are part of a wider programme which will give local homeless families more stability and save us hundreds of thousands of pounds from our budget.”
Once complete, the development will feature 24 one-bedroom flats, 36 two-bedroom flats and 32-three-bedroom homes. The Weighbridge development is part of a wider programme in Barking and Dagenham that will deliver around 127 new homes to house local homeless people and families.
This means the council is offering an additional safety net for homeless families to remain within the borough at the same time as reducing the cost of providing temporary accommodation which is currently £18million a year.

Official opening at Hounslow Town Primary

We were delighted to attend the official opening of our £20m new build project, Hounslow Town Primary School this month. The newly expanded five-form-entry primary school has a capacity for 1,200 pupils and provides contemporary sports and play facilities. Jerram Falkus began construction of the school in June 2017, which formed part of a wider regeneration scheme known as The Assembly for our client Countryside Properties PLC. The Assembly which sits on the site of the former school building will provide 284 new mixed-tenure homes, of which almost 50% is affordable housing. The new school was officially opened in a ceremony with speeches given by Cllr Curran, Leader of Hounslow Council, Cllr Tom Bruce, Cabinet Member for Education, Children and Youth Services, Laura Khalil, Headteacher of Hounslow Town Primary School, and Mike Woolliscroft, Managing Director, Partnerships South (West), Countryside.
Laura Khalil, Headteacher of Hounslow Town Primary School, added: “The redevelopment of the school, has enabled us to add a further class per year group and provide students with vital new facilities, enriching our existing educational offering.”

Modular project underway in Dagenham

We have commenced works on a former weighbridge site in Dagenham this month. The project will deliver almost 100 new temporary homes for local homeless people.

The Leader of Barking and Dagenham Council, Cllr Darren Rodwell and Be First’s Construction Director, Tom Mather came to visit our Project Leader, Ed Bartlett on site to see how work was progressing (28 March 2018).

Cllr Rodwell said: “It’s good to see that work has started so soon after we gave the go-ahead to build these new homes. “This is yet another example of our determination to make sure local families who become homeless have a roof over their heads.”

Tom Mather, Construction Director at Be First, said: “We’re not standing on ceremony at Be First.  We’re cracking on with our mission to build a better borough and to deliver thousands of affordable homes for local people.”

Ed Bartlett, Project Leader Jerram Falkus said: “We are pleased to have commenced works on the Weighbridge site this month and it is exciting for us to deliver one of Barking and Dagenham’s first modular housing developments. We look forward to working in partnership with Be First on this unique project to construct quality homes to improve the lives of local homeless people.”

The new ninety-two new homes at the site in Cook Road, Dagenham, will be built off-site using top quality modular materials and methods. The homes feature 24 one-bedroom flats, 36 two-bedroom flats and 32-three-bedroom homes. These properties will be used to house families who would otherwise be forced into expensive and insecure hostel and other temporary accommodation, in and outside the borough.

Breakfast on the Beach, Cannes 2019

Thank you to the guests that attended our Breakfast on the Beach event this month. It was our first time hosting an event in Cannes during MIPIM, (the world- leading property conference and networking event) held 11-15 March 2019 and we were delighted with the result.
Our team had a productive few days networking with our industry clients and consultants at various events and seminars and it was an opportunity to deepen existing business relationships, whilst also developing new connections.
We look forward to attending again next year!

Works start at Pound Lane Central

Works commenced at our Pound Lane Central project in Laindon, Essex this month. We will be constructing nine new shared ownership homes (two 2-bedroom houses and seven 1 and 2 bedroom apartments) for our client's Sempra Homes and Basildon Council.

Melanie Keys, Manager of Sempra Homes, Councillor Andrew Baggott, Leader of Basildon Council and Chairman of the Policy, Oversight and Strategy Committee, and the project officers joined the Jerram Falkus team on site on Wednesday 13th February to mark the handover of the site. As part of its Shared Ownership New Homes Delivery Programme, Sempra Homes is working in partnership with Homes England to support Basildon Council with its ambition to give priority to the Borough’s Key Workers and residents to access housing. Key workers include nurses, teachers, police and other public servants.

William Jerram, Managing Director of Jerram Falkus said, “We are delighted to be starting work on site at the Pound Lane Central development. This will be our first construction project for Sempra Homes and Basildon Council and we look forward to establishing a good working relationship, delivering new quality homes in the borough”.

Meet the team in Cannes - MIPIM 2019
Successful on Be First framework

Jerram Falkus is proud to announce that we have been named as one of Be First’s Framework Partners to deliver the London Borough of Barking and Dagenham’s regeneration plans.

Be First is an urban regeneration company which is wholly owned by Barking and Dagenham Council, and is responsible for driving the boroughs regeneration plans forward. Following a rigorous tendering process Be First has selected a total of seven companies to form part of its Framework to deliver over 40 projects in the borough.

The projects have been divided into Lots based on project scale; Lot 1 and 2 projects combined are worth almost £1bn and cover Be First’s development projects and related infrastructure schemes.

Jerram Falkus has been assigned to Lot 1, alongside three other companies, which will tender projects up to £20m in value, on a total of £250m of projects. We look forward to continuing our long established relationship with Barking and Dagenham and to having the opportunity to deliver the dynamic regeneration schemes they have planned.

New project secured for Basildon Council

Jerram Falkus is delighted to announce that we have signed the design and build contract to deliver nine new homes for Basildon Borough Council.
We will be delivering 2 x two –bed houses, 2 x two bed- flats and 5 x two-bed flats on the Pound Lane site, which will include; landscaping, communal space and parking provision.
Construction will commence in February 2019 and the project is expected to complete within a year. Once complete the new housing development in Pound Lane will be marketed by the Council as a Shared Ownership scheme.
This will be Jerram Falkus’ first project for Basildon Borough Council and we look forward to building our relationship with this new Client and their consultant team. We will be supported on the project by our Design Team; ATP Group (Architects), Price & Myers (Structural & Civil Engineers) and L Harvey (M&E Services).
ISO 45001:2018 Health & Safety System

Jerram Falkus has successfully achieved the transition from (BS) OHSAS 18001:2007 Health and Safety Management System to the new International Health & Safety Standards ISO 45001:2018. The new international standards are expected to bring huge benefits to organisations - designed to prevent work-related injury and helping businesses to provide a safe and healthy workplace environment.

As a forward thinking company Jerram Falkus took the decision to upgrade the existing system to meet the requirements of the new standard as soon as possible.Thanks go to our QESH Manager, Eric Tomlinson for managing this transition.

This was formally confirmed by Exova BM TRADA in September 2018 following a detailed two day external audit which included an interview with our Joint Managing Director, Jonathan Jerram, and a review of controls in place on our construction sites. Jerram Falkus Construction Ltd is now one of the first construction companies in the UK to hold an ISO 45001:2018 certificate.

Jerram Falkus secures HBC Framework
Hertsmere HBC - Construction Framework Services 

We are pleased to share with you the news that we have secured a place on the Hertsmere Borough Council Construction Services Framework Lot2 - for works over £1,000,000.

Hertsmere is acting as the Lead / Contracting Authority, however the Contracts will be open for call off by Welwyn Hatfield Borough Council. The Framework will also be able to be used by any arm’s length development company / organisation that the two councils are in the process of setting up. 

Our appointment on this framework reinforces our position as a trusted construction partner for local authority, public sector and education sector clients.

This framework now compliments our other London and South East based frameworks - namely the Newlon Housing Framework, Sanctuary Housing Framework, London Borough of Barking & Dagenham New Build Housing Framework and the Girls Day Schools Trust (GDST) Framework.

We are delighted to have completed to programme our project for Barking and Dagenham - Burford Close. 

The project consisted of the Design and Build of 6 New Bungalows designated for elderly residents including site clearance, de-contamination, demolition, associated services, drainage, infrastructure and external works. The development site was occupied by 30 single garages and a redundant boiler house. These were demolished and the site was cleared leaving just the boundary walls and fences. 

Jerram Falkus employed JM Architects to design the units and we look forward to more projects with the client and consultant team. We also extend thanks to our superb project / site team for their efforts.

Following a comprehensive review on the merits of MIPIM we have elected for the first time to visit MIPIM 2018 Palais des Festivals, Cannes, France (13-16 March 2018).

Our core market is the 'Social Infrastructure' sector and with this in mind the logical next step from London MIPIM is the bigger flagship event held in Cannes. This decision is underpinned by our focus and strength in this market as well as a desire to explore potentially new and emerging areas within this sector. We now look forward to developing new client contacts while reinforcing existing relationships over the course of our stay in Cannes.

We are delighted to announce that we've received instruction on our £27.9M flagship hotel project. This project 'Clerkenwell Road' comprises 211 Guest rooms, Front and Back of House, Retail Shell, Residential Shell and Work Space. We thank our various departmental teams namely Preconstruction, Construction and Commercial on their collaborative efforts which has led to the delivery of this flagship project.

This instruction adds to our portfolio of flagship Commercial / Hospitaility developments and sits besides our Amsprop (Lord Sugar) and Sir Terrance Conran London projects.
We now look forward to the successful delivery of this project on site and securing similar projects in the future.

NHM Hintze Hall thank you

Following the successful completion of one of our most prestigious projects the Natural History Museum 'Hintze Hall' and the accompanying media coverage we are pleased to receive a letter of thanks from NHM Director Sir Michael Dixon. 

At times of celebration on projects of this magnitude the efforts of the site team be they senior management or our supply chain partners can at times get overlooked. 

We thank Sir Michael Dixon and the wider client team for acknowledging our efforts in delivering this flagship project.    

The project involved the refurbishment and restoration of the Grade I listed Hintze Hall. The works were undertaken in three phases, including some night time works to minimise disruption.

The last phase included the provision of new structural support to accommodate a new Blue Whale centrepiece which will dive through the hall, in place of the Diplodocus skeleton cast, affectionately known as “Dippy the Dinosaur”.

The successful completion and handover of the Hintze Hall adds significant value to our pursuit of heritage and historic building projects and we look forward to further opportunities in this sector.

Macmillan Brighton award
Macmillan Brighton awarded Breeam Excellent   

Jerram Falkus are delighted to have been awarded a Breeam Excellent award for our Macmillan Brighton project (Macmillan Horizon Centre).                                                                                   
The project comprised the construction of a horseshoe-shaped building with a complex two/three storey structure comprising a reinforced concrete frame and a hybrid superstructure of structural steel and glu-laminated timber.

It was highly insulated, certified to BREEAM ‘Excellent’, and clad in a combination of Siberian larch weatherboarding and render with a zinc standing seam roof. 
We thank our operations, project management and leadership teams for their efforts.

Jerram Falkus are delighted to have secured our second Natural History Museum project. This £2.3M project will take place in the Grade 1 Listed Waterhouse building. Located on the central axis of the Natural History Museum’s primary frontage. The project scope comprises:

Welcoming Reception lobby / Salon / Restaurant / Kitchen and Wash up areas / Bar & lounge / Informal study space / Reading Room / Talks and Events space /

New WC facilities / New passenger lift / A new environmentally controlled storage room to house a Botany Specimen Collection.

Work commenced on site on 21 November with a programme of 32 weeks. We thank the       pre-construction team for their tremendous efforts.

Jerram Falkus are delighted to have signed the contract to design & build the entirely new £20 million Hounslow Town Primary School.

Our client, Countryside Properties PLC will then develop the remainder of the site to provide mixed tenure housing. This project has been a year in the design and planning stage, and we have very much enjoyed building our relationships with Countryside, Hounslow Council and their consultants at Pick Everard.


Our Design Team is Pollard Thomas Edwards (Architects), Price & Myers (Structural & Civil Engineers), Baily Garner (M&E Services Engineer) & Outerspace (Landscape Architects).

We are delighted to announce the delivery of our first modular constructed education project. 

Sydney Russell Schools' in Barking and Dagenham involved construction works across two sites at Parsloes Primary & Secondary School and The Adult College. Traditional construction methods were used at the Primary School while the new single storey Adult College was constructed using off-site fabricated modular construction.

St.Benedicts School Ark
St.Benedicts School Ark

Jerram Falkus are delighted to have secured a new contract at St Benedicts School to construct a new two storey primary school teaching block. The building has been designed by Van Heyningen & Haward Architects to PassivHaus standards.

This will be the second PassivHaus education project that Jerram Falkus have been contracted to build. Project value is circa £4.80 million.

We are delighted to have secured the opportunity of working in partnership with Countryside Properties to design and deliver a new 5 form entry school at Hounslow Town Primary School for the London Borough of Hounslow.

Pollard Thomas Edwards Architects will design the scheme which we are currently preparing to submit for planning consent. Upon completion of this new £20 million school, Jerram Falkus will then demolish the existing adjacent school to allow Countryside to construct 280 new affordable flats and houses.

Woodbridge High School project completed

The project involved the demolition of the existing single storey dining hall and the erection of a new larger steel framed, flat roofed dining hall together with the refurbishment and fitting out of the existing school kitchens.

Many thanks are reserved especially for the site management team led by Ray Salmon for his efforts as well our project team led by Steve Tebbey. We also thank the school as well as the London Borough of Redbridge.

We have the wonderful news that we have
secured a place on the London Borough of Barking and
Dagenham's £100M+ 4 year Framework Agreement
for Housing New Build Works.

This will see us have the opportunity to bid for work under two lots. Lot1 for projects up to £2.5M and Lot2 for projects over £2.5M.
The HNBW Framework will be made available to other councils namely: London Borough of Tower Hamlets, LB Newham, LB Redbridge, LB Havering, LB Waltham Forest, LB Lambeth and Unitary authorities and councils within the Essex county. Well done to our Pre-Construction / bid team for their superb efforts.

As part of our ongoing commitment to give back to the communities where we work we are delighted to have received the Certificate of Appreciation award from innovation and training brokerage provider 'Develop.' 
This reflects the superb work and level of commitment demonstrated by our 'Bungalows Infill Sites' site management team of Richard Pobee, Colin Russell,  William Mead and Cyril Cole by training through placements local students from the London Borough of Barking and Dagenham.

We are pleased to share the wonderful news that we have secured the prestigious Hintze Hall redevelopment for the Natural History Museum.
The works comprise the repair to the building fabric, upgrade of M&E, the installation of a natural ventilation system and the manufacture and installation of the showcases as well as bespoke furniture.
We thank the pre-construction bid team for their tremendous efforts and now look forward to a successful project for this key client.


St Benedict’s School, 54 Eaton Rise handover

We are delighted to have handed over St.Benedict’s ADT and Sixth Form on time. 

The  Scheme involved the demolition of the single storey existing Art block and the construction of a detached three storey building comprising of various Art, Design, Technology and 6th form education spaces including all necessary ancillary accommodation.

Jerram Falkus Wins Most Innovative Affordable Housing Award

After a lengthy and exhaustive process of evaluating a large number of applications from affordable housing projects throughout the country Jerram Falkus and our partners Pollard Thomas Edwards architects’ project Eastern End Thames View was short-listed in a group of 7 under the Most Innovative Affordable Housing Scheme category for the Housing Innovation Awards.

To our delight we were selected as winners of the Most Innovative Affordable Housing Scheme by the panel of judges.

2014 Considerate Contractors Awards

We are pleased to announce that Thomas O’Toole and the project team have won Silver at the 2014 Considerate Contractors awards for East End Thames View. 
8500 sites entered this competition and only the top 10% of sites were considered for this award.  On the day 28 companies won Bronze, 12 won Silver and 6 won gold. Our Scheme was helped by Bob’s (Bob Norton) Energy Centre having the first Green clad substation in the country which included a green roof and timber clad with bird nesting facilities.

A donation of a steel container to the local allotment society as well as offsite car parking, newsletters to neighbours, local employment opportunities all led to us exceeding all our section 106 requirements and this prestigious award.
Eastern End Thames View

The official Handover Ceremony took place at our largest project to date

Eastern End Thames View in Barking, where we have now handed over 230 of the 279 new flats and houses, most of which are now occupied by residents. The £36.70 million project is being undertaken for Thames Partnership for Learning (Regeneration) Ltd with the London Borough of Barking and Dagenham taking all 276 of the units as Council managed homes.

This ground-breaking partnership was developed to deliver the affordable new homes via a privately financed arrangement with Long Harbour. The 154 town houses and 125 flats were designed to Code 4 for Sustainable Homes and Lifetime Homes standards by our Architects, Pollard Thomas Edwards.

New Options Day Centre, Enfield

Topping Out Ceremony & Art Exhibition

Jerram Falkus have reached an exciting stage in the programme at our New Options Day Centre project for the London Borough of Enfield. Having completed the roof structure, we held a "Topping Out" ceremony on site for the Local Authority, Day Centre management, staff, and most importantly, the service users who will soon be able to enjoy this excellent new facility.

Designed by local designers BHP Architects, this new £1.63 million contemporary building will be used to deliver the highest standards of day care for adults with learning disabilities.

An art exhibition was hosted in the adjacent leisure centre to showcase the creative work of the service users of New Options. Jerram Falkus have purchased the original painting used in the invitation to the event, and will proudly display it at our Head Office. The amount raised from all artwork sold will be put towards activities that the New Options Day Centre undertake.
